DO I NEED A BUYER'S AGENT?

The decision of whether or not to use a buyer’s agent is one that each individual home buyer must make for themselves. Of course, an informed decision is always the best decision. With that in mind, it is important to note the drawbacks of purchasing a home without a buyer’s agent, and the perks of having one on hand during the sale. The real estate market has seen many changes in the last decade, as the internet and mobile apps made it possible for home buyers to find properties and information without needing a real estate agent.

Acting without a Buyer Agent

With this plethora of information available to home buyers, many have started to act on their own, looking for properties online and making appointments to see those properties, all without the use of a real estate agent or buyer’s agent. With this type of purchase, the buyer usually works with an escrow account. While this way of purchasing a home is completely acceptable, it adds a lot more work for the buyer. The buyer would need a good understanding of negotiation for real estate, and have a good deal of knowledge on drafting real estate contracts. The buyer will have to spend a great deal of time studying the market to understand what to expect for the price. Despite all of this added work, the buyer does not  really save money by working without a buyer agent.

Acting with a buyer agent

Simple mistakes that the buyer could make by drawing up their own contract will be caught by experienced realtors and could literally save the buyer thousands of dollars. It is important to note here that when a buyer uses the seller’s agent for the purchase, the agent’s first loyalty is to the seller. He or she is not necessarily looking out for the buyer. Because of this, it is always best for any real estate buyer to have their own buyer’s agent.
